Three Paths, Three Different Businesses
The Goddard School’s FDD discloses three distinct investment scenarios. A build-to-suit lease — where a developer builds to Goddard specifications and the franchisee leases the finished building — runs $1.0M to $1.5M. A retrofit of an existing commercial space runs $1.7M to $5.0M. And a ground-up land purchase with construction runs $5.5M to $8.9M.
These are three separate rows in the FDD, not one continuous range. The capital stack, the SBA product, the equity requirement, and the break-even timeline are fundamentally different at each tier. A buyer needs to know which path they are on before any financial modelling begins.
