Editorial Independence

Franchise Financing Guide is not affiliated with Primrose School Franchising SPE, LLC, any franchise broker, or any lending institution. We do not accept commissions, referral fees, or any form of compensation from franchisors or their representatives. No content published on this site has been reviewed, approved, or influenced by Primrose Schools or its affiliates.

This distinction matters because the franchise research landscape is dominated by sources with financial incentives to present an optimistic picture. Broker sites earn commissions on closed deals. Franchisor materials are marketing documents. Consultant content is a lead-generation funnel. Each of these sources has a structural bias that shapes what information is presented — and, critically, what information is omitted.

Our incentive structure is different. We have no deal to close, no consulting engagement to sell, and no franchisor relationship to protect. The analysis published here is written to serve one audience: prospective investors doing real due diligence on a capital commitment that ranges from $743K to $1.53M. When the data supports the investment thesis, we say so. When it does not, we say that too.

Every claim on this site is sourced. Where data is incomplete or requires assumptions, we state those assumptions explicitly so you can stress-test them against your own market conditions.

Methodology

How We Conduct Analysis

Our analytical framework begins with the Franchise Disclosure Document — the most comprehensive publicly available source of franchise-level financial and operational data. We source FDDs through public filings with state franchise regulators and cross-reference key disclosures across filing years to identify trends, anomalies, and structural changes in the franchise system.

Financial modeling is built from Item 19 financial performance representations, Item 7 estimated initial investment ranges, and the fee structures disclosed in Items 5 and 6. Where the FDD provides ranges rather than point estimates, we model scenarios across the distribution rather than defaulting to midpoints — because a prospective owner’s experience will be shaped by where they land on the spectrum, not by the average.

Owner experience analysis draws on verified franchisee accounts, litigation disclosures within the FDD (Item 3), and transfer and termination data (Items 20 and 21). We do not fabricate quotes, composite owner profiles, or hypothetical scenarios presented as real experiences.

Data Sources

  • Primrose Schools 2025 Franchise Disclosure Document — CY2024 financial data covering 499 active facilities. This is our primary source for revenue distributions, fee structures, investment ranges, and system-wide performance metrics.
  • State-level childcare licensing databases — Used for staffing ratio requirements, capacity regulations, and licensing compliance frameworks that directly affect operating costs and ramp timelines.
  • SBA lending data — Public loan volume and approval data used to model realistic financing structures for investments at Primrose capital levels, including 7(a) and 504 program mechanics.
  • Public franchise industry reports — Market sizing, competitive landscape data, and sector-level trend analysis from industry research firms and trade publications.
  • Franchise Chatter analysis — Independent franchise commentary and cross-brand comparative data used to contextualize Primrose’s position within the broader early education franchise market.

What We Do Not Do

We do not provide investment advice, legal counsel, or recommendations to buy or not buy any franchise. We do not have access to non-public franchisor data, internal corporate communications, or proprietary financial models. Our analysis is strictly based on information available to any prospective franchisee willing to do the research.
